San Diego Industrial Market Recap: Q2 2015

Q2 represented another strong quarter of growth for San Diego’s industrial market as the area experienced positive net absorption for the 12th straight quarter. Overall the area recorded an increase of 893,000 square feet and for the year positive net absorption stands at 2.05 million square feet with the majority of that coming from North County area.

In the 3 years since San Diego last saw a drop in positive net absorption, average asking rents have increased 35 percent with market constraints and repositioned product allowing landlords to push asking rates to near pre-recession levels. We also continue to see growth in speculative construction with a recently announced 240,000 square foot project in Oceanside.
