Miramar Warehouse Market Forecast for 2014

Miramar is a neighborhood located in the northern part of the city of San Diego. It has a small residential area and a light industrial district. It is also home to Air Station Miramar and thus is home to a relatively large military population; although the surrounding industrial area is very diverse.

Because of the industrial nature of the economy it was hit hard by the recession and rates took a downward turn as landlords tried to attract business owners to the location. With the revitalization of the San Diego economy the area picked back up with the rest of the county but slower than many of the other submarkets. As a result the rates mirror the rest of San Diego.

Miramar is a prime location for industrial space because of its central proximity to two major freeways and a very convenient surface street system. In addition to the convenience provided by the location it has a very large amount of space available and thus is able to provide many competitive real estate opportunities.

With the economy clearly in the midst of an upward trend, it can be expected that the deals that are prevalent in the Miramar area will not stay put. It is important to look at the opportunities that the area presents before they are unattainable.
